Phase 1 Pricing

A Phase I ESA is required when a party with a secured interest wishes to be able to rely on the Innocent Landowners Defense (ILD) under the Resource Conservation and Recovery Act (RCRA) or otherwise wishes to obtain a report in a standard, accepted and trial -tested format developed by the American Society of Testing and Methods (ASTM). In Illinois, if one wished to rely on the ILD, "due diligence" is described in SB 1296 as a Phase I or II ESA. Otherwise, due diligence may be defined as a Phase I ESA or any subset of protocols prepared to address an "appropriate level of inquiry" as determined by an "environmental professional." An additional product that we offer that conforms to the appropriate level of inquiry is the Consultant's Discretion Environmental Assessment.     Restrictions to developed land pricing are:

    • Less than 2 Acres of building under roof in aggregate
    • Building or site development less than 50 years of age

Outside of these limitations special pricing will apply However, our Phase I ESAs rarely exceed $1700 to $1950 in cost for city or suburban sites respectively.
     We perform environmental site assessments outside of the city of Chicago for no additional cost within a six-state area. When we must fly to a site outside of our area, we bill the flight costs only as a reimbursable. No other extra costs apply.
